Top sale of KB Homes Plan 1395 in 10 years
KB Homes made an amazingly versatile floor plan but they are not too creative when it comes to names. This floor plan is named after it’s size in square feet. Trivia aside, my client’s property was the top sale Santo Tomas has seen of Plan 1395 in the last 10 years, since 18 September 2008. A redundant statistic as was also the highest per square foot for entire community, however, drives home a point. Homeowners with the same floor plan have been unable to beat this price for 11 years.
Fourth highest Plan 1395 sale of all time
This is likely, actually, the third highest sale of Plan 1395 ever. Here’s why, the next highest sale was at $165000 financed FHA. Most every FHA sale has at least $3000 seller provided concession making that $162000. My seller provided no concession. Agents often fail to disclose these concessions when they update the MLS. That be the case, my client has the 3rd highest sale of KB Homes Plan 1395 in Santo Tomas. Noteworthy, either way, as all the higher sales were all during an inflated market. The same market collapsed the global economy.

What happened next?
My client had moved twice since purchasing this home. He bought a second home out east and had to sell it as well. Another agent, no affiliation to me, listed his home out east. The home out east sold but too little to pay of its loan.
He had to pay off two homes with the sale of this property. We worked every angle possible to increase the value of this home so he could pay off his debts. It was a steep challenge which demanded a top sale to meet these goals.
Time is essential to when we ask so much of the market. It requires an iterative approach to collect feedback and revise the listing. This approach requires time on market to execute. We studied the market every day for nearly two months, collected feedback from buyers looking at the property, and tested pricing against other communities. This constant study helped us tweak our product, the house, to exactly what the market wanted.
During this time I kept a list of interested buyers, updating them of changes to the property. This resulted in multiple offers and closed out the property at a record high. Even better yet, my client was able to pay off all his debts including the other house.
First class agent for a first class community
People do not realise there is a community ideally situated with oversized lots, beautiful green belt areas, and stunning mountain mountain views. This community is overlooked by agents, keeping its values depressed. Agents then get hung up on the lower values and fail to present the properties in Santo Tomas for what they are, one of the best locations in town.
Since our closing there has been one slightly higher sale. People have noticed Santo Tomas’s excellent value but only time will tell if this trend holds. It takes an experienced agent and committed sellers to continue injecting strong sales in a community.
