For this reason, I recommend leaving a set of appliances behind. Additionally, offering a complementary home warranty with the sale of your home. This home warranty assures the buyer that any mechanical defects such as faulty AC, defective hot water tank, broken dish washer, etc will be taken care of by the home warranty company with no financial consequences. It costs you as a seller around $550 to offer a home warranty and most buyers request you pay for one anyways.
