We start by preparing your home for the market. This part is like being a part of an HGTV episode. You can spend week or upwards of a month preparing. Some clients list and in a week are on the market. Others choose to do full blown remodels and maximize their proceeds on the market. I am here to help you every step of the way.
Once you have your home ready, I spend 60 hours (one week) crafting marketing. The pictures are not just beautiful but more importantly communicate exactly what the buyer of your home is looking for. This custom media is all bundled in your listing and sent to thousands of interested buyers through hundreds of websites we syndicate to.
Your home is presented to the market configured to get a buyer as quickly as possible, in less than 30 days. Sometimes clients choose to compete against the market in which case it may take a couple months as you squeeze the market for the most money. It’s all up to you. I actively engage agents, buyers, and industry leaders in one on one conversation about your specific home. The people I survey tell me exactly what it takes to get your home sold regardless of market conditions. Meaning, I get more of my clients to the closing table where they collect more money than any other agent you will find.
I actively manage and close your contract Contracts take 45 to 60 days to close, push for faster and they fall apart. My client’s loose fewer contracts than anybody else. This is due to hands on help and teamwork. I know the best professionals who can get just about anything done, be it getting competitive bids for repairs or clearing up title issues.
