This procrastination results in the seller loosing thousands of dollars over simple stuff. Can you imagine loosing a few thousand dollars for a weekend’s worth of work? I am thinking you would never let that happen.

Many listing client’s request we create a itemised list of their upgrades. We ask they also create a detailed homeowner file. This file includes appliance manuals, upgrade documentation & receipts, as well as maintenance logs.

It is not uncommon for a home to need thousands of dollars in work in roof, Air Conditioning, and termite. That’s why I ask every single listing client supply documentation of completed maintenance for a minimum of these things.

We frequently see homes flagged for bad window seals. Many times these windows are still under-warranty or at worst you can install a new insert. You want to clean your windows BEFORE you list your home and inspect for bad window seals.
