Below you will see a list of the top sales of the year per sq foot in this community as of November 2018. The property I listed got the highest price per square foot. Additionally, the neighbor’s house with an equally equipped floor plan (#beds, #baths, Square Footage, etc) listed at the same time closed for $31,000 less. Notice one sale is higher but closed at $28 per Square foot less.

The unfortunate truth

Top grossing sales raise the value of all the homes in the community. The appraisers use these to lock the market rates. Conversely it only takes one low sale to lock the market into lower prices.

Right after we got our contract the neighbor listed their home for sale. This home is a similarly equipped floor plan in great shape (same number bedrooms, bathroom, square footage, etc). Unfortunately, the neigbhor did not speak with me. This was a huge mistake. Their agent listed the home for $31,000 less than our contract price. The home quickly sold and dropped the value of the entire neighborhood.

Agents are conditioned to get low price listings. The lower these listings are the more they can boast about short time on market. Additionally, the faster they get paid. That’s why price reductions are common advice in amongst agents and their clients. I’m confident this community will not recover from the neighbor’s sale for at least another 6 months.
